Job Opening – Project Manager – Construction (Nairobi)
Duma Works is recruiting a Project Manager (PM) – Construction for one of our clients. They are a fast growing construction company with two divisions: (I) high-end residential; individual houses, housing estate and apartment blocks – for the middle and the upper middle East African middle class, and (ii) industrial; commercial buildings – office, retail – health and education facilities as well as industrial buildings (warehouses).
Qualification and Experience
. Have a relevant Diploma or Degree in Construction
. At least 5 years experience in the construction industry (must).
. At least 5 years experience in a similar Project Management role in a reputable organization
. Have strong mathematical skills and be detail oriented
. Self-drive and ability to multi-task.
. Ability to work under pressure and meet deadlines.
. Honest, hard working, dedicated and organized
. Strong Excel skills.
. Have strong communication and inter personal skills.
. Excellent oral and presentation skills.
. Strong knowledge of the construction industry and its various stages and stakeholders.
PLANNING & BUDGETING
a. Responsible for the day-to-day decision-making regarding program logic and site activities.
b. Track weekly site progress vs Program of Work.
c. Update weekly Program of Work and take corrective measures when needed.
d. Keep at all time site accounts in order.
e. Prepare bi monthly Budget review and CF forecast .
a. Manage bi-monthly Site meeting with the Client and the relevant design consultants
b. Report weekly and monthly to the Clients and the management the relevant design consultants
c. Manage all variations, additions and omissions.
d. Ensure client invoicing is completed on time in liaison with the QS and the Finance Department
a. Identify, negotiate, contract and manage subcontractors in liaison with the Company QS
b. Supervise direct sub-contractors to ensure standards of building performance, quality, costs, schedules and safety are maintained.
c. Control payment to sub-contractors by valuation of completed works in liaison with the Company QS
a. Ensure all site requisitions are planned and submitted on time
b. Review and approve site requisitions
c. Control quality of the supplies
d. Ensure all supplies are received, handled, stored and dispatched as per the Company policies
e. Monitor suppliers Performance
QA / QC:
a. Ensure & Monitor quality of supplies
b. Ensure & Monitor timely delivery of supplies
c. Ensure & Monitor Workmanship of subcontractors
- Timely delivery of subcontractors
- Communicate to the management any deviation as per required schedule
d. Report promptly to the Technical Director any substandard workmanship to enable appropriate action to be taken.
e. Ensure Cost control as per the LPOs/BQs
HR & HSE:
a. Effectively manage Site Supervisors
b. Manage Labor Subcontractors
c. Ensure that Company Health & Safety regulations are maintained at all times
d. Actively consult with the Company Technical team (Architect, Structural Engineer, M&E Engineer) to solve any issue
ADMIN and LEGAL / REGULATORY:
a. In charge of obtaining and managing all regulatory approvals
b. Report to Company Management – daily, weekly and monthly
c. Ensure implementation of the reporting and processes in all the sites as per the company requirement
d. The successful candidate will report directly to the company CEO.
